Four things that change the outcome
No packager in the middle
Specialist cases go direct to the lender's own underwriters. Nothing is repriced by an intermediary, and when an underwriter has a question we answer it ourselves rather than passing a message down a chain.
Same working day answer
Bridging, development and commercial enquiries reach Nik Mair, our managing director, on the day they arrive. You get a view on whether it is fundable before you spend money on it.
Complications welcome
Unusual construction, adverse credit history, income from abroad, a lease problem, a valuation that came in low, a case declined elsewhere. These are the cases we are set up for.
Structured for the exit
Short term lending only works if the way out is credible. We test the exit before we place the case, because a bridge without an exit becomes an expensive problem.

What actually happens after you enquire
Most people hesitate because they do not know what they are starting. Here is the whole sequence, so there are no surprises.
Step One
A conversation, not a form
You tell us what you are trying to do and what is awkward about it. We ask about income, deposit, the property and the timescale, and we tell you plainly if we think it will not fly.
Step Two
We work out where it fits
We match the case to lenders whose criteria genuinely accommodate it, and where relevant we talk to an underwriter before submitting anything, so the answer is informed rather than hopeful.
Step Three
You see the options in writing
We set out the recommendation, the alternatives we considered, the costs involved and our fee. Nothing goes to a lender until you have read it and are comfortable.
Step Four
We hold the case together
Valuation, legals, conditions, chasing. Most cases fall over in the middle, not at the start, so this is where the work actually is. You get updates whether or not there is good news.
